Why doesn’t the application show XIRR instead of IRR?
The internal rate of return (IRR) is a metric used in financial analysis to estimate the profitability of potential investments.
Microsoft Excel and other similar spreadsheet programs have two functions to calculate IRR:-
- IRR - when the cash flows occur at regular intervals, such as monthly or annually
- XIRR - when a schedule of cash flows is not necessarily periodic
Both of the above functions calculate IRR, just methods are different.
The IRR value shown by the application should be equivalent to the value generated by the XIRR function of Microsoft Excel, given the same set of values. It is just that the application chose to label the value as IRR, not XIRR.
